Modern 3 BHK duplex in Kondapur, Hyderabad

About this design

This modern 3 BHK duplex was designed for a couple returning from abroad at Kondapur, Hyderabad. The brief asked for space for guests without a dedicated guest room, so the team designed a sofa-cum-bed corner in the study.

The palette is warm white, greige and walnut, with handle-less shutters and slim profile lights. Main materials: matte laminate, quartz, black metal trims and fluted glass. In Hyderabad, light, heat-reflecting colours, blackout curtains and units kept off hot west walls help through the summer.

Work on site took about 14 weeks after the design was signed off, and the approximate cost was ₹57.7 lakh for 3,900 sq ft of carpet area, including GST. Treat it as a reference: brands, site conditions and the city change the final price.
