A 2 BHK is the most common apartment type in Bangalore and Hosur, and it is also where interior budgets drift the most. The figures below are for a typical apartment of about 950 sq ft carpet area, with a scope that most families need before moving in. Prices include GST and are indicative for Bengaluru as of September 2026; your quote will depend on measurements, site condition and the exact materials you pick.
What "full 2 BHK interiors" normally includes
Quotes are hard to compare because every firm draws the scope line in a different place. For this guide, a full 2 BHK means:
- An L-shaped modular kitchen with base units, wall units, a tall unit and countertop
- A wardrobe with loft in each bedroom
- A TV unit, and a shoe unit at the entrance
- False ceiling, painting, extra electrical points and light fittings
- Curtains or blinds, plus design and site supervision
Left out: sofa, beds, dining table, appliances, flooring changes and bathroom renovation. Those are covered in the add-ons section so you can see them separately.
Itemised 2 BHK budget in three grades
Essential means laminate on branded plywood with basic soft-close hardware. Standard adds better laminates or acrylic on key shutters, branded fittings and more storage accessories. Premium uses acrylic, PU or veneer on visible surfaces, premium hardware and designed lighting.
| Item | Essential | Standard | Premium | What changes the price |
|---|---|---|---|---|
| Modular kitchen (L-shape, ~10 ft base + 8 ft wall) | ₹140,000 | ₹210,000 | ₹340,000 | Board grade, shutter finish, hardware brand, countertop |
| Master wardrobe (7 × 8 ft with loft) | ₹70,000 | ₹95,000 | ₹150,000 | Hinged vs sliding, finish, internal fittings |
| Second wardrobe (5 × 8 ft with loft) | ₹48,000 | ₹65,000 | ₹105,000 | Same as master, smaller front |
| TV unit and back panel | ₹28,000 | ₹50,000 | ₹95,000 | Plain unit vs panelled wall with lighting |
| Foyer shoe unit | ₹15,000 | ₹25,000 | ₹45,000 | Open shelves vs shuttered unit with seat |
| False ceiling | ₹30,000 | ₹55,000 | ₹110,000 | Living only vs living, dining and bedrooms |
| Painting (putty, primer, two coats) | ₹35,000 | ₹50,000 | ₹80,000 | Paint range, texture or accent walls |
| Electrical changes and light fittings | ₹25,000 | ₹45,000 | ₹85,000 | Number of new points, profile and cove lights |
| Curtains and blinds | ₹18,000 | ₹35,000 | ₹70,000 | Fabric, lining, motorised tracks |
| Design, supervision and transport | ₹20,000 | ₹45,000 | ₹90,000 | Design fee or firm margin |
| Total (about 950 sq ft) | ₹4.29L | ₹6.75L | ₹11.7L | ≈ ₹450 / ₹710 / ₹1,230 per sq ft |
Indicative Bengaluru prices including 18% GST, September 2026. Hosur usually comes in 5–10% lower; Mumbai and Delhi NCR 10–20% higher.
Where the money goes (standard grade)
How size changes the budget
Builders sell by super built-up area, but interior work follows carpet area, which is usually 70–78% of the super built-up figure. A flat sold as 1,250 sq ft is often around 900–950 sq ft inside. Use the carpet area when you read this table.
| 2 BHK size (carpet) | Essential | Standard | Premium |
|---|---|---|---|
| Compact, 750–850 sq ft | ₹3.6–5L | ₹5.5–8L | ₹9–13L |
| Mid-size, 900–1,050 sq ft | ₹4.2–6.5L | ₹6.5–10L | ₹10.5–16L |
| Large, 1,100–1,300 sq ft | ₹5–8L | ₹8–12.5L | ₹13–20L |
Size matters less than you might expect. Two flats of 850 and 1,050 sq ft often need the same number of wardrobes and a similar kitchen, so the bigger flat mostly adds ceiling, paint and a few extra feet of storage. Material grade moves the total far more.
Kitchen and wardrobe rates to check quotes against
Kitchens are priced by the running foot (rft) of cabinet length, and wardrobes by the square foot of the front. If a quote gives only a lump sum, ask for these rates so you can compare firms on the same basis.
| Component | Essential | Standard | Premium |
|---|---|---|---|
| Kitchen base unit, per rft | ₹3,500–4,500 | ₹4,500–6,000 | ₹6,500–9,500 |
| Kitchen wall unit, per rft | about 60–70% of the base-unit rate | ||
| Kitchen loft, per rft | about 35–45% of the base-unit rate | ||
| Hinged wardrobe, per sq ft of front | ₹1,100–1,400 | ₹1,400–1,800 | ₹2,000–3,000 |
| Sliding wardrobe | add 15–20% for the track system and heavier shutters | ||
| Gypsum false ceiling, per sq ft | ₹85–100 | ₹100–120 | ₹120–160 |
Rates before GST. For your own layout, use the modular kitchen calculator.
Choosing boards: where each grade belongs
The board inside the furniture decides how long it lasts, especially near water. General-purpose plywood in India is made to IS 303, which covers the MR and BWR grades. Boiling-water-proof (BWP) marine plywood has its own standard, IS 710. Look for the ISI mark and the grade printed on each sheet.
| Board | Water tolerance | Use it for | Branded 18 mm, per sq ft |
|---|---|---|---|
| BWP plywood | Best of the plywoods | Kitchen base units, sink unit, vanities, utility | ₹110–180 |
| BWR plywood | Good | Kitchen wall units, wardrobes in humid rooms | ₹90–140 |
| MR plywood | Dry areas only | Bedroom wardrobes, TV and study units | ₹75–120 |
| HDHMR board | Good surface resistance | Shutters, wardrobes, back panels | ₹70–110 |
| MDF | Low | Painted or PU shutters in dry rooms | ₹45–75 |
| Particle board | Poor | Loose, dry shelving only | ₹35–55 |
A sensible 2 BHK specification is BWP for the kitchen carcass and anything near a tap, BWR or MR for bedroom wardrobes, and HDHMR or plywood for shutters. Spending on BWP in the kitchen is worth it; spending on BWP for a bedroom TV unit usually is not.
Finishes: what you see and touch
| Finish | Look | Upkeep | Cost vs laminate | Best for |
|---|---|---|---|---|
| Laminate (1 mm) | Matte, suede, wood or stone prints | Easy | Base | Most kitchen and wardrobe shutters |
| Membrane / PVC foil | Seamless, can wrap profiles | Avoid near heat | Similar | Profiled doors in dry rooms |
| Acrylic | Deep gloss or soft matte | Gloss shows prints | 1.3–1.6× | Kitchen and wardrobe fronts you want to stand out |
| PU paint | Any colour, smooth | Touch-ups possible | 1.5–2× | Custom colours, curved or grooved doors |
| Wood veneer | Real grain | Needs polish care | 1.5–2× | Living room panels, master wardrobe |

Add-ons that are usually quoted separately
| Add-on | Typical range | Note |
|---|---|---|
| Loose furniture (sofa, two beds, dining set) | ₹1.5–6L | Ready-made keeps this low |
| Flooring change (vitrified or laminate) | ₹1–3L | Rarely needed in a new flat |
| Bathroom refresh, per bathroom | ₹60,000–2.5L | Fittings, vanity, mirror, partitions |
| Kitchen appliances (hob, chimney, built-in oven) | ₹30,000–1.5L | Buy directly for brand warranties |
| Study or crockery unit | ₹35,000–1L | Often squeezed into the second bedroom |
Timeline from sign-off to handover
- Week 1–2Measurement and designSite measurement, layout drawings, 3D views of the kitchen and wardrobes, material samples and a final itemised quote.
- Week 2–3Approval and orderingYou sign off drawings and the bill of quantities; the factory schedules production and hardware is ordered.
- Week 3–6Site preparationElectrical and plumbing changes, false ceiling frames, any civil fixes. Dusty work happens here, before the furniture arrives.
- Week 5–8Furniture installationKitchen and wardrobe modules are fixed, the countertop is templated after the base units are in, then shutters are aligned.
- Week 8–10Painting, lights and handoverFinal paint coat, light fittings, curtains, deep cleaning and a snag walk-through with the designer.
Kitchen and wardrobes alone usually take 35–50 days. A full scope takes 60–90 days. Be wary of anyone promising a full 2 BHK in under a month; something is being skipped, often curing or drying time.
Warranties to get in writing
A warranty is only as useful as its wording. Before you sign, ask for these four lines in the contract:
| Item | What firms commonly offer | What to check |
|---|---|---|
| Carcass and shutters (kitchen, wardrobes) | 5–10 years against manufacturing defects | Whether swelling from water is covered or excluded |
| Hinges, channels and lift systems | The hardware maker's own warranty | The brand and model named in the quote |
| Installation and workmanship | About 1 year | Free service visits and how fast they come |
| Countertop, appliances, lights | The supplier's or maker's warranty | Who you call: the firm or the maker |
Also note who handles complaints, the response time and what voids the warranty (for example, a plumber's leak inside a cabinet). If a firm will not write it down, treat the warranty as not offered.
Designer, contractor or platform?
The same 2 BHK can be delivered three ways, and the price gap is mostly the cost of design time and project management:
- Design-and-build firm or platform: one contract for design, factory-made furniture and installation. Easiest to manage; usually the highest quote.
- Independent designer plus contractor: you pay a design fee and hire the execution team. More control, more of your time.
- Carpenter or contractor only: lowest cost, works from your drawings. Quality depends on supervision, and warranties are often informal.
Compare them on the same itemised specification. The guide to choosing an interior designer explains how.
Costs that catch people out
- GST: 18% on most interior contracts. A quote without it is not comparable to one that includes it.
- Electrical rework: new points for the TV wall, chimney, hob, geyser and bedside lights can add ₹15,000–40,000.
- Countertop and sink: sometimes priced outside the kitchen rate.
- Transport and lift charges: societies may charge for service-lift use and material movement.
- Design changes after production starts: every changed shutter or module is rebuilt at your cost.
Keep 10% of the budget aside for these. Our guide on choosing an interior designer lists the questions that bring hidden items into the open before you sign.
Five ways to bring the total down
- Put the premium finish only where it shows: the kitchen fronts or the master wardrobe, and laminate everywhere else.
- Use a peripheral false ceiling in the living room instead of full ceilings in every room.
- Buy ready-made furniture for the second bedroom and use custom carpentry for fixed storage only.
- Freeze the design before production. Changes after cutting are the most expensive line on most final bills.
- Phase the work: kitchen, wardrobes and painting before moving in; TV wall and décor a few months later.
Frequently asked questions
What is the cost per square foot for 2 BHK interiors in Bangalore?
For a full scope (kitchen, wardrobes, TV unit, false ceiling, painting, lighting and curtains), budget about ₹450–700 per sq ft of carpet area in essential grade, ₹700–1,100 in standard grade and ₹1,100–1,700 in premium grade. Loose furniture, flooring and bathroom work are extra.
Can I do a 2 BHK interior in ₹5 lakh?
Yes, if you keep to essential grade: a laminate kitchen on good plywood, two hinged wardrobes, a simple TV unit and painting. Leave the false ceiling for the living room only and add curtains and décor later.
Which costs more in a 2 BHK, the kitchen or the wardrobes?
The kitchen is the largest single item, usually 25–30% of the budget. The two wardrobes together cost about the same as the kitchen.
Is GST included in interior quotes?
Not always. Most interior contracts attract 18% GST. Ask every firm whether its figure includes GST before you compare quotes.
How long does a 2 BHK interior take?
About 35–50 days for kitchen and wardrobes only, and 60–90 days for a full scope with false ceiling, painting and electrical work.
Should I do everything before moving in?
Only the kitchen, wardrobes, electrical changes and painting need to be done before you move in. The TV unit, décor and extra ceilings can follow a few months later without disturbing the home much.
