About this design

This Indo-colonial 3 BHK duplex was designed for a family with an elderly parent at Maple Court Meadows, Salt Lake, Kolkata. The brief asked for low-maintenance finishes that age well, so the team used laminate on plywood, keeping PU and veneer for a few feature panels.

The palette is ivory, teak brown and bottle green, with cane-back chairs, louvred shutters and patterned tiles. Main materials: cane weave, teak, athangudi tiles and wrought iron. In Kolkata, BWP plywood, sealed board edges and stainless hardware stand up to the humid, salty air.

Work on site took about 11 weeks after the design was signed off, and the approximate cost was ₹14.5 lakh for 1,147 sq ft of carpet area, including GST. Treat it as a reference: brands, site conditions and the city change the final price.

Highlights

  • Lofts above every wardrobe
  • Soft-close hinges and channels throughout
  • Quartz countertop in the kitchen
  • Pull-out pantry beside the fridge
